Urban Planning Permits
Urban planning permits are required for the execution of construction, renovation, repair or any other modifications to buildings and properties, in accordance with zoning regulations and construction laws specific to each area. These permits ensure that all construction works comply with safety, functionality, aesthetic and environmental standards, as well as land use regulations and zoning codes.
Types of Urban Planning Permits
- Building Permit:
- This is the primary permit required for constructing a new building or for major renovations/reconstructions of an existing one. It requires the submission of technical drawings by an engineer and approval from the relevant urban planning department.
- Construction Permit:
- Issued for new constructions, extensions, or modifications of a building, including exterior works (e.g. additions, facade alterations, landscaping).
- Small-Scale Building Permit, Interior Configuration (Repairs or Restoration)
- Required for work related to the layout of surrounding outdoor areas, such as fences, gardens, sidewalks, courtyards, squares, or other external installations.
- Land Use Permit (Land Use Recognition):
- Needed when changing the use of a property (e.g., from residential to commercial, or from commercial to industrial). It ensures that the proposed use aligns with the zoning regulations and area restrictions.
- Permit for Legalizing Unauthorized Constructions:
- Issued to legalize and restore unauthorized constructions or changes of use, according to the current legal framework (e.g. Law 4495/2017 pertaining to unauthorized constructions in Greece).
